Magnus Development Partners continues momentum in the Midlands region with the announcement of their seventh class “A” industrial speculative building. 321 Logistics, located within Lexington County Industrial Park, will consist of a 181,440 SF building and is designed to meet the robust industrial demand felt throughout the region. The project is named accordingly for its strategic location along Highway 321 which is less than 1 mile from the intersections of interstates I-77 and I-26. The new development will bring the park to over 2 million square feet of class “A” product developed by the principles of Magnus and comes on the heels of their recently completed 192,780 SF Midway VI building, which is anchored by The Home Depot.
“Today’s industrial vacancy rate in the Midlands region is nearing historic lows and it is becoming more difficult to find well located, flexible industrial buildings such as the 321 Logistics Building,” says Kevin Werner, Partner with Magnus. The Lexington County Industrial Park has proven to be a location that continues to meet this demand with quality industrial buildings. “The right product, coupled with proactive economic development agencies help ensure we will deliver investments and jobs for the region.”
Staying on par with Magnus’ other recent developments within the park, this state-of-the-art facility will feature energy efficient LED lighting throughout, a high pressure ESFR fire suppression system, and ample trailer drops to meet tenant needs. 321 Logistics will be delivered in January 2022, and aims to align with users as small as 34,000 SF and as large as the full building. Colliers SC Industrial brokerage team will be handling the leasing for the property.
